Landlord Terms

Version 1, 27 October 2026. These terms are between you and Easy Accommodation Ltd, trading as Next Step Rooms.

1. What we do

We publish adverts for rooms and let tenants contact you directly. We are not your letting agent: we do not find, vet or choose tenants for you, collect rent, or manage the property.

2. Your listings

You must have the right to let the property and keep the information in your listings true and up to date. Rent must be shown as a fixed weekly amount. You must not refuse tenants because they receive benefits or have children, or use wording such as "No DSS" or "professionals only". You must not ask a tenant for money before they have viewed the room and signed a tenancy or licence agreement.

3. Safety and licensing

You must hold, and upload, a current Gas Safety Certificate where there is gas, a current EICR, an EPC rated E or better, any licence the council requires, and a fire risk assessment for shared houses. We hide a listing when a certificate expires. Uploading a document does not mean we have inspected the property; you remain responsible for meeting the law.

4. Approval and removal

We check your ID, documents and each listing before it goes live, and we can refuse, hide or remove any listing or account, for example after a tenant report. Listings come down after 30 days unless you confirm the room is still available.

5. Tenant data

When a tenant contacts you through a listing, we send you their name, contact details and message, and keep a copy for 6 months to look into any complaints. You receive the tenant's details as a separate data controller under UK GDPR: use them only to discuss the room with that tenant, keep them secure, and delete them when you no longer need them. You must not add tenants to marketing lists.

6. Fees

Listing is free while we launch. We will give you at least 30 days' notice before any fee starts, and you can close your account at any time.

7. Liability

We are not a party to any agreement between you and a tenant. Nothing in these terms limits liability that cannot be limited by law.
